  • After conducting a competitor analysis and gathering data on the market, we employed a strategy in which we integrated Suzanne's direct competitors into the pricing software to monitor their every move. Given that her property is one block from the water, while some of her direct competitors are right on the water, we adopted a skimming strategy, ensuring we consistently priced just below the competition. We implemented a length-of-stay netting strategy to attract the longer-term stays Suzanne desired.   • We quickly identified an opportunity to enhance our client's photos.   • Calamocha was leveraging a PMS system which might as well have been named Microsoft Excel. Through our strategic partnerships with the industry's top technology partners, we were able to secure a $1500 waived onboarding fee on Guesty for Pros, lock them into an outstanding monthly rate lower than anywhere else (including directly with Guesty), and supercharged every aspect of their PMS to operate at peak efficiency.

  • Calamocha is arguably one of the most beautiful places on earth, but the style of photography, lack of strong natural lighting, angles, and absence of lifestyle shots were not accurately conveying how special of a place it is. Through a 1-hour strategic consulting session with our in-house photography expert, and by sharing our internal photography guidelines, we were able to build a game plan and hire a photographer who nailed the shots. Click-through rates skyrocketed on extranets, and the bookings started flowing in, helping to increase revenues by 3x from before the professional photography shoot.

  • If you've yet to experience a double-booking, congrats — but they do happen. When they occur, they can be detrimental to your rental business and cause disruptions in your personal life. Many hosts use iCal to sync listings from Airbnb to VRBO, for example. The problem is this outdated method often becomes unlinked, isn't instantaneous, and rarely allows hosts to successfully reach other platforms like Booking.com. By manually syncing listings via API, the method preferred by top-performing hosts, we've eliminated double-bookings once and for all, ensuring a seamless synchronization across all platforms for streamlined efficiency.

  • Like many hosts, Calamocha was sending check-in instructions and other materials via their extranets. By not utilizing backup text and email methods, they were encountering check-in issues due to poor cell reception in the area. By refining their guest A-Z journey, introducing prompt automated messaging, and enhancing communications, we eliminated all house manuals and custom-built stunning visual assets to amplify their brand value and overall guest experience.

  • Without a professional pricing strategy, and relying solely on intuition and past years' data, Calamocha was leaving revenue on the table. Through market research and a comprehensive competitor analysis, we were able to recommend price points for each unit that would yield the best results. We crafted a customized strategy that was data-driven and enlisted our in-house revenue management team, bringing over 15+ years of experience in hotel and STR pricing management. The results were incredible: occupancy rates doubled during peak season, dynamic pricing captured higher revenue, and our signature length-of-stay netting strategy allowed Calamocha to attract the type of bookings optimal for their property.
