When Gavin first approached us, he was leveraging a local property manager to oversee his 3 vacation homes. He knew something was off and that he could do better. Revenue was falling short.

Gavin set up a Revenue Leak Audit with Synchronest, and we focused on ensuring he left with a clear action plan to set up a fully self managed STR business. That saved Gavin 25% in fees, but what happened next was nothing short of extraordinary…

What We Fixed

Back then, before Synchronest went 100% all-in on Revenue Management, we built websites, set up PMS software, and more (reach out if you need advice!), but with Gavin, we started from the ground up.

Our creatives helped him establish a brand and logo. We set up his PMS (Guesty for Pros), and we secured him a discount through our connections (saved him thousands), built his digital TouchStay guide, created his website on Wix, and set up his automations.

Within about 60 days, he was fully operational as a “self-managing Airbnb host”.

And over the first 90 days, his performance skyrocketed and his calendars filled up. Not only did he notice... but his neighbors did as well.

“How did you elevate your short-term rental performance so quickly? And how are your calendars fully booked?!”

An opportunity presented itself: his neighbors literally begged him to do the same for their homes! He realized that the market rate for short-term rental property managers was 25%, so that is what he charged.

A new business was born, and overnight, Gavin became a property manager.

Why did other owners seek Gavin? Well, some of them were self managing and just burned out; others were frustrated with their existing property managers.

What Resulted

A year later, Gavin grew his portfolio to 30 clients. By his second year, he crossed 60 listings!

That portfolio was generating over $1 million in revenue!

This wasn’t luck, it was strategy. Ok, maybe a little bit of luck too... but good things happen to those who are dialed in.

Gavin leveraged Synchronest to handle revenue management across his properties because wearing every hat as a property manager is difficult. Building a smart team matters.

Growing a property management business organically without spending heavily on marketing is possible. And having a beautiful brand really helps! So do good looking calendars.

It starts with getting clear on what’s holding you back and creating clarity on your next moves.

If you feel like you’re still seeking clarity, let’s talk. No pressure, no sales call, just a casual conversation.

You can book a strategy call just like Gavin did. Who knows… it might end up being the BEST decision you ever make for your business.

Our team is always happy to share value and the many lessons learned along the way.
